Scope and standard of finishing works in apartments

Ceilings room, anteroom, kitchen

Mechanically applied gypsum plaster, one coat of emulsion paint (final finishing by the Buyer) and plasterboards on slant roof walls (in duplex apartments).

Internal walls

Masonry, of silicate blocks – acc. to detailed design. Mechanically applied gypsum plaster, one coat of emulsion paint (final finishing by the Buyer).

Floors

Cement screed, reinforced (fibre reinforcement), with perimeter expansion joints. (finish coat and damp-proofing in wet rooms to be made by Buyer).

Windows, balcony doors

Window joinery including balcony doors: wood, glazed with colourless insulating glass (IGU), acc. to detailed design. In each habitable room at least one tilt-and-turn sash; in case of two-sash windows: one sash side-hung, the other tilt-and-turn. Trickle vents acc. to detailed design and applicable standards.

Entrance door

C-class burglar-proof door, EI 30 fire resistance, with lock, chain and door viewer.

Internal windowsills

Place prepared for windowsills (purchase and installation of windowsills in the Buyer’s scope).

Internal doors

Openings in internal walls prepared for installation of doorframes and doors (purchase and installation of doors in the Buyer’s scope).

Bathrooms and restrooms

Walls: cement-lime plaster category III (rough), no paint coat (impregnation with a damp-proofing agent and finishing in the Buyer’s scope). Ceiling: cement-lime plaster category III, no paint coat (impregnation with a damp-proofing agent and finishing in the Buyer’s scope). Casing of exposed sewer pipes in the Buyer’s scope. Purchase and installation of sanitaryware and taps in the Buyer’s scope.

Plumbing and ventilation

Mechanical exhaust ventilation. Water supply system: vertical and horizontal pipes for cold, hot and recirculation water made of PP / Alupex running in walls and floors. Plugged fixture branches to sanitaryware; no sanitaryware, equipment and taps. Metering of cold and hot water – meters located outside apartments, in installation cabinets in stairwells and hallways. PVC sewer pipes with hub-and-spigot joints (sanitaryware in the Buyer’s scope). Casing of exposed sewer pipes in the Buyer’s scope. Central heating pipes made of plastic with oxygen barrier and running in floors. Central heating manifold in the anteroom adapted to controlling the radiators using the “smart home” system. White panel radiators in rooms and kitchen, towel ladder radiators in bathrooms. Radiators location acc. to detailed design, all radiators with thermostats. Metering: heat meters located outside apartments, in installation cabinets in stairwells and hallways.

Electrical wiring

Three-phase power supply to apartments. Wiring without junction boxes, running in chasing grooves under the plaster, protection with residual-current devices, terminated with sockets and lighting outlets and outlets for roller shutters (no light fixtures), ready for metering by the electricity supplier. Three-phase power for electric cooker terminated with surface-mounted gang box and terminal strip (supply and installation of a cooker in the Buyer’s scope). Standard PVC fixtures acc. to applicable standards; number and location of sockets and light switches acc. to detailed design. Electricity meter installed in a dedicated location – after acceptance of the apartment – the Buyer to sign an agreement with the electricity supplier. Terrestrial TV wiring, Video panel with the doorbell function in the anteroom, IP video-intercom – one device in the apartment for communication with entrances to stairwells. Telephone, TV, internet wiring – the cables run in conduits to the telecom in the box apartment. One RTV/SAT and one LAN socket per apartment; connection against a separate agreement with the operator signed by the Buyer.
